Market appraisal

Before you decide 100% to sell your property, you may wish to have a market appraisal carried out. Our Property Valuer will visit your property and discuss present market conditions and a potential valuation of your property.


Draft particulars

Accommodation Measurements, details and photographs will be taken and sent to you for your approval and if required any amendments.


Energy Performance Certificate

We can arrange for an EPC Certificate to be carried out.


Property List

Our in house property brochure offers full colour external photographs of all our properties, which is updated regularly; these are available at our High Street and Town Centre branches.


News Paper Advertising

We offer various advertising packages which can be discussed at any stage of marketing your property. We recommend the above methods prior to advertising as we appreciate it can be expensive it could be beneficial, to reserve this form of exposure for a few weeks.



All viewings for properties will be arranged via Midlandwide even if introduced by you.

We will not disclose the sellers contact details. Viewer feed back is relayed to the vendor as soon as possible.



Any offers received are relayed to the vendor once the buyer has been confirmed

as bona fide and is in an able and willing position to purchase. This could take 24-48 hours to obtain this information, however it is imperative as it saves time for all concerned in moving forward to completion. It is entirely up to the vendor if they wish to accept the offer we can advise and guide you however ultimately the decision is yours.


Closing Date

If more than one buyer has noted interest in the property, a closing date will be set. All Offers will be discussed with the vendor and the vendor decides which offer to accept. It is not necessary to accept an offer you are under no obligation, neither is it essential to accept the highest offer as there are often other factors to take into consideration.



Once an offer is accepted verbally/written and we are in receipt of proof of funds, acceptance letters are sent to both parties. Legal representatives for both parties are notified of sale by memorandum missives contract. At this stage solicitors will correspond with each other to complete the conveyancing process and ensure that the missives are concluded effortlessly. At this stage it is very difficult for either side to withdraw. We are happy to recommend a local solicitor with who we have built good relations with during our years of trading, ensuring you receive the best service from beginning to the end of the sale process.

The majority of all property being sold in England and Wales require a certificate prior to particulars being circulated. We are unable to fully market your property without one which must be displayed with the property particulars offered to potential buyers. The cost for an EPC is approximately £75 plus VAT.



Particulars of property will be mailed to clients on our mailing list immediately, particulars can be requested via or website and also viewed on line. Particulars with colour photographs will be offered to incoming clients and viewers. The property will be marketed across our network of branches and viewings arranged.



Once the Particulars have been approved all property details will be uploaded on to our website. Our website is updated daily and we respond to enquires on a daily basis. As well as our website we will also up load the property on to other property portals such as Zoopla, Prime Location, to maximise exposure of your property to potential buyers.


For Sale Boards

A “for sale board” is advised however it will be erected at your discretion. The cost of the board is included in the sale fees.
